Home / How we work

How your project unfolds

Renovations rarely fail on technical grounds. They go wrong on sequence, coordination and vague agreements. That is why we follow a fixed route in which you always know where you stand.

The steps of your project

1
Step 1 of 5

Introduction and survey

We visit you, look at the property and listen to what you want to achieve. During that survey we also assess what is structurally possible: does this wall carry load, where does the drainage run, how heavily loaded is the consumer unit. That information determines what makes a plan realistic.

Takes about one hourFree and without obligation
2
Step 2 of 5

Design and quotation

You receive a plan with floor plans and, where it helps, a 3D impression. Alongside it comes a quotation with a fixed contract sum, broken down per building element: strip-out, shell, services, finishing and decoration. That way you see exactly where the budget goes and can steer it precisely.

Step 3 of 5

Permits and preparation

If planning permission is required, we take care of the drawings, structural calculations and the application to the local authority. At the same time we order long lead-time materials and book the trades. That way the build never waits on something that still has to arrive.

Step 4 of 5

Construction

One site manager runs all the trades on site. You receive a weekly update with photos and the state of the schedule. Any change along the way is always put to you in writing first, including the price and the effect on the completion date.

Handover and aftercare

We walk through the work together and record every point on a snagging list. Those points are cleared within two weeks. You then receive the guarantee documents, maintenance advice and as-built details of the installations.

Frequently asked questions

About costs, scheduling and permits

What exactly does a turnkey renovation mean?

Turnkey means we carry out the entire process: design, any planning permission, strip-out, structural work, services and finishing. You have one contract, one schedule and one point of contact. At handover you can move straight back in.

Do I get a fixed price up front?

Yes. After the building survey you receive a quotation with a fixed contract sum, broken down per building element. Only additional work you instruct yourself, or hidden defects that were not visible beforehand, can cause a variation. We always put those to you in writing first.

How long does a renovation take?

A bathroom is usually finished within ten working days, an extension takes eight to twelve weeks and a complete renovation twelve to twenty weeks. Your quotation comes with a weekly schedule showing the main milestones.

Do you arrange planning permission?

Yes. We check whether your plan is permit-free and otherwise take care of the drawings, structural calculations and the application to the local authority. Council fees are charged separately.

Can I stay in the house during the work?

For a bathroom, kitchen or extension that is usually perfectly possible. For a complete renovation we advise temporary alternative accommodation, because water and electricity are periodically switched off.

What guarantee do you provide?

You receive a guarantee on the workmanship. The exact period per element is stated in your quotation and in our terms and conditions. Manufacturer warranties apply to the materials supplied.

Which areas do you cover?

We work in North Holland, Utrecht and Flevoland. For larger projects we travel further afield — just get in touch.

How does payment work?

We work with staged payments linked to milestones reached on site. We never ask for the full amount in advance. The final instalment is invoiced only after the joint handover.
